Now We Wait... : Tue Jul 26, 2011 8:25 pm  
With planning permission for Wheldon Road due to be going in at some point in August (says RW) but the decision not being made while early 2012 (why?) all we can do now is wait for the green light to release the funding for the new stadium.

What I'd like to know is why the application has to be in the councils hands 5 months at the very least before they see it? Surely something like this which will have such a boost on the local economy should be a priority and should be seen ASAP?

Another question I have is with planning permission for Glasshoughton already in place, can the club not call in Metrel & PROBIZ's sponsorships for the stadium (Metrel agreed to honour this contract) and at least START building with this money?

But with the timings - good news we might get a new thing to argue with Wakey about! :lol: "our builders are better than your builders..."

Now lets hope both clubs get stadiums started next year and put all the pressure on another set of teams for the next round of franchises.

In the mean time Cas fans, get down to the club give them your cash and lets help them build an even better squad for next season, RW has done a fantastic job with no money now it's time to step up for the club and help them reach the next level.

I suspect you may wish to dismiss this post, but what the hell... despite what you think I am not anti-Cas and I am delighted that you got a licence (to be honest, it was not really in doubt was it!)... although, you are going down to the mighty Rhinos on the 7th!!! :wink:

The programme I have had sight of always had it going in, in October and suspect that will not change now and it could run into November.

Because it is not straight forward (sorry, it just isn't) and there any many hoops to jump through. Now that you and Wakey are safe the RFL are going to give you both at least the 3 whole years to start building. The only way either of you would get booted out before then, is if something goes wrong big style. I think Wakefield still have that danger hanging over them because if NM get turned down (which it looks unlikely to do, but is possible) then they could go early but I think you have the full three years to get started.

Now, there is an urgency to this but equally if they try to rush things, it could back-fire! They need to avoid the possibility of a PI and it would be better to take 6 months longer on planning now to save 12 months a little later on, if you know what I mean.

You can't enter a construction contract (or any contract for that matter) knowingly short of money to pay for the whole of the work covered and let under the contract. So, they could produced a staged contract, but then you could end up like Halifax, with half a new stadium, not really ready to play in! Get the money and start the build then would be my take on it.

Now lets hope both clubs get stadiums started next year and put all the pressure on another set of teams for the next round of franchises.

Its not been plain sailing so far so what makes you think anything will change now?!

I'd be interested to know and perhaps IA could answer this - how long does planning permission remain valid for given this was granted for Glasshoughton at the end of 2010 and there's no sign of building commencing in the forseeable future?

Keep in mind that I've raised the question of build time with RW before, and the response I received was that it would take approx 50 weeks to build, if everything goes to plan. So I put it to him that if it therefore doesn't start in January 2012 we aren't ging to be in it for the start of 2013...are we? Throw in one of the recent winters and it is only going to add time to the build.

So yes we could do with some of the funding releasing ASAP to get things moving.

The building time frame is based on Chesterfield's timescales where they had approximately six weeks of bad weather IIRC, so that is accounted for already.

Not sure of this type of PP but when I had the PP for my house it gives you 3 years!

So worst case scenario we'd need to be building by September 2013, or go back and get an extension. Although I feel we need to be doing something by the end of next year.

Planning Permission for supermarket development on Wheldon Road, should be going in in the next couple of months, at a cost of around 300K from what I've heard today! So if it's costing that much I would assume that Opus are confident of getting it passed!

On reserved matters applications it is only 2 years not 3! You get 3 years form outline and full permission, but because you have had to get outline before reserved matters, which means you could have had outline for almost three years before submitting, it is reduced to 2!

However, once you 'start' work then there is no limit on planning and completing the work. So, what usually happens is work 'starts' because the term 'starts' is quite loose and laying a few drains and putting in some manholes, is a popular way of 'starting' without actually starting!!!

You can also pay to renew a planning application before it expires, meaning you pay the fee again, but get another 2 years!
