Guess who is in the process of moving out and learning how expensive it really is to own your own home after being used to "giving up" £100 per month rent to their parents. Someone told me it's the most exciting time of your life buying your first house, I dont know about that one at the moment however it is without doubt the most expensive time!!

Just wait until you need carpets, a good sofa, a new bathroom, re-wiring and a new patio. The other things you have stated are a mere drop in the ocean.
