The "green belt" claim on that site is complete utter twaddle! How can it be green belt, if there were buildings/structures once present on the fields, not to mention the Newmarket Lane access road itself. At the very most, this is brown belt, which means for non-geologists, the land can be used for building work.

The land is Green Belt. I've explained it earlier, the site is Brownfield as it was previously developed with Greenfield (as opposed to Green Belt) being land that has not previously been developed.

Green Belt is a planning designation for land that is intended not be developed in accordance with the Local Development Plan or Unitary Development Plan as they were called. It can be Greenfield or Brownfield land. The Local Authority can redesignate Green Belt land for development as they did at Glasshoughton.

I understand Yorkscourt Properties own the area of land in question. Would a development company acquire a piece of land if they were unsure as to whether they would be able to build on it for any purpose?

I’m pretty sure this issue will have been factored in to the schedule and budget.

I could speculate about the chances of a development going ahead on any given site however I would have no background knowledge to substantiate that estimate. These guys will have and will know what may be granted and what perhaps may not.

The land Paragon Business Park was built upon used to be very green and from the aerial image its not too dissimilar to the proposed Newmarket site.
