The house price problem really makes me laugh, as it is only a problem if you plan to move. If not house prices don't effect you, unless you are planning to remortgage

And you successfully avoid the pertinent points once more:

1. The land was going to be industrial with or without a stadium.
2. I have no idea why you are on a RL forum.

We will see what turns out.

I do feel some sympathy for the residents living close to the Newcold building, it's an abominational eyesore of that there can be no argument.

The land would have been used for warehousing eventually so as Sandal Cat says there's little to gain by railing against those who were/are fighting for a stadium.

The villains in this are YCP, they NEVER intended to fund a stadium right from the off!
Colin Mackie and his co Directors are lining their pockets with the money intended to provide the City of Wakefield with desperately needed 21st century sports facilities and Wakefield a Trinity with a stadium.

There should be a judicial review of their misrepresentations during the PI by the SoS office.

The process of having a stadium attached to a development is the most common way to have a new stadium built. Just look in recent months we've had York and today Grimsby have announced their new stadium all attached to new big developments it's how it's done nowadays.

So why have all these other developments gone ahead as planned with the stadiums being delivered!

Rugby League examples:
DW Stadium
Halliwell Jones
Langtree Park

What have they done differently to what's been done at Newmarket?

If the answer is an honest developer then there's your answer to our problem!

DW Stadium - Development of Robin Park but a very wealthy owner in Dave Whelan

Halliwell Jones - on the back of a development of a TESCO.

Langtree Park - think that is on the back of the development of the old Pilkington site by Langtree Developments.

Don't think any of the above are different to Newmarket. As to the Developers, we'll have to wait and see.

Both DW and halliwell Jones had supermarket involvement to finance the stadiums, not sure about the Langtree but it's rare a stadium is built on its own with no involvement from outside sources. Honest developers are a big help of course, let's see what happens with YC and what will happen with NM or Belle Vue.

Yes I know,
I was asking why when each if these, like ours, was on the back of a wider development hasn't ours been built, what was different?

Hence the question about a developer who has been less than honest.
If that's THE answer then we should know what to do.

I said almost a year ago, YCP have revealed their hand and have or never ever had any intention of paying one penny towards sports facilities Community, Trinity or otherwise. With that knowledge I see no reason to offer YCP any benefit of the doubt whatsoever and I would not trust them to return to the bargaining table with the intent of being honest or showing any integrity.

I would go straight for the jugular and bring in the SoS, a legal team, the WMDC Planning Office, Peter Box, Ed Balls, Sir Patrick Stewart, Michael Parkinson, Bruce Grobelaar, Sophie May Williams, or any one else I could think of in order to force YCP, under threat of legal action, to fulfil their obligation.
