No need, your happy smiling face is enough for me - but I will be happy to have a pint with you and any others on here who wish on that glorious first game (fingers crossed) at NM.

Sainsburys used to have freezer unit at Maltby, but closed it to move to sherburn just outside Leeds. They had no end of problems to keep staff, and ended up having to transport them in. I understand they gave notice on the unit and would not be extending the lease, that was about 3 years ago. Maybe that's why Leeds council didn't want a unit in Wakefield. Just an idea, but 2 + 2 and all that.

So just to get it right the planning is for the cold store plus road access to new stadium? and mud clearing rumoured to start in September. It's good to see this project finally moving forward

Yes, the application is for a new stand alone full planning application for a cold store building and access road, including the new junction to Aberford Road.

This is a stand alone application as is not linked (no way legally tied is the term) to the existing outline consent. That is because this unit is slightly different and taller than the existing outline consent grants. The reality is that this was to be expected, because full details of potential clients final requirements will not have been known and you have to start somewhere. However, this new application is now for a B8 unit on land designated for B8 development, so although it is a fresh new application, it starts from a completely different point and therefore is permitted development in accordance with LDF and planning policy.

The access road shown on this application pretty much follows the line already shown on the outline consent but doesn't go as far as joining up with Newmarket Lane again further along at this stage, but it will of course eventually when other applications for units and the stadium follow. So they are probably building 75% of the new through road as their access. What is does mean is that both the stadium and developers of future units will have the access road from which to build off from, meaning less overall cost on their part. It opens up the site for development in effect.

I would expect a reaction from local groups and of course plenty of letter of objection, but the reality is they are fighting even more of a losing battle than last time!

the above company appear to be involved as are Ashton Smith Architects.. a world wide distribution specialist

they have history with Tesco.

so 2 + 2 = I dont know ...but it does appear some big hitters are now in the frame.

Cheers Guys.

Andrew did the one thing that most of us can't do - he put his money where his mouth is! How anyone could fault that, when no-one else would go the distance (despite the drum beating), I don't know.

Clearly trading is tough, but then it is for many clubs and we still seem to be better off - on and off the pitch, despite all of our collective moans and groans (mainly just a desire for success).

I'll happily take what we have right now!

The agents on the planning application are Fairhurst, whom are also one of Tesco's favoured consultants... I think you are probably barking up the right tree!!!

With the announcement today of Sir Rodney Walker heading the Tour de France 14 uk board does this mean he's acquired the funding we need for the stadium and he's moving on or will he be head of both roles?

If nothing else it emphasises the influence he wields. The old saying "its not what you know..." still holds true, and I'm glad he's on our side!

The cold store project could probably run to about £40-50million, I am sure sir Rodney will be popping around for tea and biscuits if things start to move.
