Yes, the application is for a new stand alone full planning application for a cold store building and access road, including the new junction to Aberford Road.
This is a stand alone application as is not linked (no way legally tied is the term) to the existing outline consent. That is because this unit is slightly different and taller than the existing outline consent grants. The reality is that this was to be expected, because full details of potential clients final requirements will not have been known and you have to start somewhere. However, this new application is now for a B8 unit on land designated for B8 development, so although it is a fresh new application, it starts from a completely different point and therefore is permitted development in accordance with LDF and planning policy.
The access road shown on this application pretty much follows the line already shown on the outline consent but doesn't go as far as joining up with Newmarket Lane again further along at this stage, but it will of course eventually when other applications for units and the stadium follow. So they are probably building 75% of the new through road as their access. What is does mean is that both the stadium and developers of future units will have the access road from which to build off from, meaning less overall cost on their part. It opens up the site for development in effect.
I would expect a reaction from local groups and of course plenty of letter of objection, but the reality is they are fighting even more of a losing battle than last time!
